We’re proud to announce that Belmont House, Uxbridge, has officially achieved an EPC A Rating (25) — a milestone that reflects the close partnership between L&R, the building’s management team led by Building Manager Sharon Dyos, and MS Maintenance Solutions Ltd (MS), the on-site facilities management and engineering provider.
The new certificate, validated by Fast EPC and assessed by CEC Energy, confirms Belmont House as one of the most energy-efficient commercial offices in the area. The certificate is valid for 10 years, until October 2034, providing the building with long-term sustainability credentials and real competitive advantage.

From High B to A — A Collaborative Achievement
When L&R and MS began working together on the sustainability strategy for Belmont House, the building already held a high EPC B rating (2016). But both teams shared a vision to push further — through strategic investment, technical precision, and operational excellence — resulting in the building now reaching EPC A.
Our on-site Engineering Supervisor, Ali Adamji, supported by the Account Manager, Kevin Nicholas, and the wider MS Maintenance team, has been instrumental in delivering this success, focusing on real-world energy efficiency and continuous performance improvements.
Our focus areas included:
- Optimising heating and cooling – Upgrading and closely monitoring chiller and boiler performance to achieve higher efficiency and lower carbon output.
- Upgrading lighting systems – Transitioning to 100% LED lighting with occupancy sensors, cutting unnecessary load.
- Generating onsite renewables – Managing 1,320 m² of solar PV panels, providing a renewable contribution that offsets grid electricity use.
These engineering and operational improvements helped drive the building’s carbon emission factor down to 0.36 kgCO₂/kWh, while maintaining comfort and reliability for all occupiers.
Thorough Assessment, Outstanding Result
The new SBEM (Simplified Building Energy Model) report for Belmont House shows:
- Building area: 11,536 m²
- Lighting: Fully LED, no inefficiencies or manual-only controls
- Envelope insulation: U-values as low as 0.25 W/m²K for roofs and floors
- Zero short- or medium-term improvement recommendations — a rare outcome in commercial assessments
These results confirm that Belmont House not only meets, but exceeds, the current standards for low-carbon operation under 2024 EPC regulations.
Setting the Benchmark for Sustainable Workplaces
For upcoming occupiers such as Pilgrim’s Europe (Moy Park), sustainability was a key driver in selecting Belmont House. With this EPC A rating valid through to 2034, the building is fully future-proofed — meeting and exceeding the latest energy performance standards.
